An established and fast-growing independent estate agency in Birmingham is looking for an experienced Lettings Manager to lead, shape and grow its lettings division. This is an opportunity to step into a pivotal role where your decisions will directly influence revenue, team performance and customer experience.

With a loyal landlord base and consistent applicant demand, you’ll be inheriting solid foundations – and given the autonomy to elevate the department to the next level.

The Role

As Lettings Manager, you will be responsible for driving growth, developing your team and ensuring compliance across the portfolio. You won’t just be overseeing day-to-day operations – you’ll be setting standards, increasing market share and positioning the branch as a go-to lettings specialist in Birmingham.

Your Daily Responsibilities

• Generating new landlord instructions through valuations and business development

• Converting market appraisals into managed and let-only instructions

• Coaching and mentoring negotiators to maximise performance

• Overseeing tenancy progression from offer to move-in

• Ensuring full compliance with current lettings legislation and company processes

• Managing and growing the existing portfolio

• Building long-term relationships with landlords and key local stakeholders

• Monitoring local market trends to stay ahead of competitors

• Driving lettings revenue and profitability across the branch

What You’ll Bring

• Proven experience within residential lettings, ideally at Senior Negotiator or Manager level

• Strong valuation and business generation skills

• In-depth knowledge of UK lettings legislation and compliance

• A track record of increasing portfolio size and branch income

• A natural leadership style with the ability to motivate and develop a team

• Excellent communication and negotiation skills

• Full UK driving licence
